1. Backup the V8.x contentstore
2. Preferable have a new 8.4 instance installed on another server or on a virtual box. (Technically it IS possible to have 2 instances on one box, but beware!!!!)
3. Export entire 8.x contentstore and import it into 8.4
4. Test ALL existing reports against the 8.x versions.

I would suggest NOT to perform a direct upgrade, we have seen some pretty weird changes goin from 8.1 to 8.3 or 8.4
